Frequently Asked Questions

Q: What are you business hours? Do you work nights and weekends?

A: Our TC’s are committed to be available Monday - Friday, 8:00 am - 5:00 pm, barring holidays. We do not work nights or weekends.

 

Q: Do you communicate with my client?

A: Rarely. We will send an introduction email with transaction details, but we do not have regular communication with your client.

 

Q: Will you send forms for signatures?

A: Yes, we can send forms for your clients signature through your e-signing program. We will not send anything to your client to sign without your explicit instructions.

 

Q: Will you sign my commission demand for me?

A: No. We will draft your commission demand/CDA based on the information received, but you are responsible for reviewing and approving your commission demand. Signing on behalf of another person without legal authority is fraud.

 

Q: Do we schedule home inspections?

A: No. It is up to you and your client to coordinate the home inspection appointment, choose the desired inspection package/add- on’s, and pay for the inspection.

 

Q: Will you order a home warranty?

A: Yes. We will order the desired home warranty and make sure payment is made through escrow as instructed.

 

Q: Will you log into my email to pull documents?

A: No. It is your responsibility to send any/all relevant contract documents to your TC.

 

Q: Do you save communications/correspondence?

A: Yes, your TC will save a log of the entire file that passed through their desk. However, agents are still responsible for keeping their own communication log, which should include all relevant emails and text messages.

 

Q: Do you order HOA docs and/or Resale Certificates?

A: It is the sellers responsibility to provide/order/pay for HOA documents and Resale Certificates.  We will alert the seller of this contingency in our intro email.  On the rare occasion that seller needs assistance, we may be able to help obtain documents from the HOA.  We DO NOT review HOA docs for completeness/accuracy, as we do not have intimate knowledge of each HOA.
